Epoxy, Polyaspartic and Polished Floors for the Panhandle
Epoxy flooring starts as two liquids, resin and hardener, mixed at the job; once combined they react and cure into a hard film gripping the concrete. Sherwin-Williams calls its ArmorSeal 1000 HS "a high solids, heavy duty, two-component, catalyzed, polyamide epoxy coating". Garage floor epoxy, as we lay it, is a layered flake floor: a primer, a colored base coat, vinyl chips scattered into that wet base until, as Laticrete puts it, "There should be no resin showing", and a clear topcoat to lock them in. Epoxy Flooring Amarillo Co. installs garage floor epoxy, polyaspartic floor coating and metallic epoxy floors, and coats shop and barn floors and commercial and food-plant floors. Which system a slab gets follows its moisture reading, the temperature that week, the load it carries and the date you need it back.
The published prices we can cite for this work are national survey figures. HomeGuide's, dated February 3, 2026, says "Epoxy flooring costs $4 to $10 per square foot installed on average" and "An epoxy floor costs $1,600 to $5,800 for a 2-car garage"; Angi, updated in August 2026, gives "$2 to $12 per square foot to install, including both materials and labor". None of the surveys we use names Amarillo, so we add no local markup or discount to their rows. The Bureau of Economic Analysis gave the Amarillo metro a price parity of 90.8 for 2023, with the nation at 100.0, in a release its page now marks superseded, and that index is one price level for all consumer goods and services, rents included, not a price for floor work. Our cost page puts the survey rows side by side, each with its date.
Work starts at the slab, not at the color chart. We measure the floor and run whichever moisture test the product's data sheet calls for, such as the calcium chloride test (ASTM F1869) or in-place humidity probes (ASTM F2170), before a system is picked. Diamond tooling, rather than acid, cuts the surface to the concrete surface profile the sheet specifies; that profile is the roughness, graded from CSP 1 to CSP 10 under ICRI 310.2R, that a coating keys into. Every grinder runs with a dust collector of the kind Table 1 of 29 CFR 1926.1153, OSHA's silica rule, sets for floor grinders, and indoors a HEPA vacuum follows each pass. Cracks and spalls get repaired before the primer goes on, and nothing is mixed until three readings are logged: air, slab surface and dew point.
Our Amarillo Services
Garage Floor Epoxy
An epoxy flake floor for Panhandle garages: a diamond-ground slab, an epoxy primer, a pigmented base coat broadcast with vinyl chips, and clear coats on top. Every coat goes down inside its data sheet's temperature window, which a January night in Amarillo tests.
Published price: 2-car garage, 400-576 sq ft: $1,600 to $5,800 installed, national (HomeGuide survey, Feb 2026)
Polyaspartic Floor Coating
Fast-curing polyaspartic and polyurea systems for garages and shops, for Amarillo jobs that fall in the cold months or floors that must return to use sooner than an epoxy cure allows. Each maker's limits are set against the air, slab and dew point readings we take before mixing.
Published price: Polyaspartic: $5 to $12 a square foot installed, national (HomeGuide survey dated Nov 2024)
Metallic Epoxy Floors
Clear epoxy with metallic powder stirred in, flooded over a tinted base: how the swirls settle as it cures, why its smooth gloss reveals the slab, the 38 to 42 mils one system builds, cold-room limits, and the few national prices published.
Published price: $5-$12 a sq ft, national: the metallic epoxy floor row in This Old House's additive price table (Mar 2026)
Shop and Barn Floors
Floors for metal shops, barns and equipment bays: coat thicknesses from named data sheets, what those sheets say about oil, gasoline and salt, grit for wet bays, OSHA's aisle-marking and yellow-for-caution rules, and cure times set against Amarillo's winter normals.
Published price: $4 to $10 per sq ft installed, national (HomeGuide, Feb 2026); $12+ per sq ft commercial and industrial, national (HomeAdvisor, Jun 2026)
Commercial Epoxy Flooring
Resin floors for Amarillo warehouses, stores, kitchens and food plants: data-sheet thickness, urethane cement for washdowns and cold rooms, slip test values, OSHA aisle rules and the Texas food code's floor sections.
Published price: HomeAdvisor, June 2026, national: $12 or more per sq ft for commercial and industrial 100% solid coatings
Stained Concrete Floors
Stain on Amarillo slabs, indoors and out: the color reaction inside the concrete, the cracks and salts it leaves in view, the sealer that wind-blown grit wears, the makers' care rules and national survey prices.
Published price: HomeGuide, February 2026, national: staining existing concrete runs $3 to $15 per sq ft
Polished Concrete Floors
Grinding, densifying and polishing the slab itself, so the gloss is in the concrete rather than in a film. We set out the grit steps, the Concrete Polishing Council's gloss and aggregate charts, wet slip tests, grinder dust rules and national prices by finish.
Published price: $3 to $12 per sq ft basic polish, $5 to $15+ decorative; HomeGuide national survey, Feb 2026Why Amarillo Homeowners and Shop Owners Choose Us
The slab is tested first
We test for moisture before picking a system, using the method named on the product's data sheet, since limits vary from one product to the next. Sherwin-Williams' Form G-1 sets its calcium chloride limit at "not more than 3 pounds of moisture per 1,000 square feet per 24 hours" and its probe limit at "80% or lower", while Sika's Sikafloor-264 sheet allows probe readings up to 85 percent. A high result changes the primer, the system or the date.
Ground to a profile, not etched
We grind with diamond tooling instead of etching with acid. Sherwin-Williams writes that acid etching "tends to produce a CSP-1 to CSP-2 profile, which is suitable only for very thin systems", and the same maker's surface guide asks for CSP 5 under its flake and quartz floors. On our grinders, dust control follows the floor-grinder entry in OSHA's Table 1, and a HEPA vacuum clears loose dust between indoor passes.
Coats timed to cold and dew point
Before mixing we log three readings: air, slab surface and dew point. The ArmorSeal 1000 HS data sheet asks for "50 degrees F (10 degrees C) minimum" and a surface "At least 5 degrees F (2.8 degrees C) above dew point"; NOAA's normal January low at the Amarillo airport is 24.9 degrees F, an outdoor air reading. On cold days we hold the coats inside the sheet's window or switch to a system made for the cold.
Products, dates and price in writing
Our free written quote names each coating product, the steps, the dates and the price, spells out what the job includes and excludes, and gives any moisture-mitigating primer its own line. When the floor is done, you get its foot traffic and vehicle traffic times on paper, read off each product's data sheet for the temperatures on your job.
How It Works
You describe the floor
Tell us the floor's size, roughly when the slab was poured, what parks, works or spills on it, and when you need it back. Photos of cracks, stains and any old paint or sealer tell us which test kit and which grinder to bring to the visit.
We visit, test and measure
At the slab we measure the area, run the moisture test the likely product's sheet names, check for sealers and oil that would block a bond, and map the cracks and joints so we can say which will still show. We also log the slab temperature, since the sheets set limits on it.
We quote in writing
You receive a free written quote naming the system, every product in it, the preparation, the dates and the price, and stating how the quote treats Texas sales tax. Anything outside the job is written down as outside it, so two bids can be compared line by line.
We prepare, coat, hand back
We grind, vacuum, repair and coat inside the temperature and dew point window the data sheets give. At hand-back you get a sheet with the floor's foot traffic, vehicle traffic and full-cure times, set from the products' own tables for the conditions during your job.
Local Knowledge That Matters in Amarillo
Most of Amarillo's housing stock is decades old. The median year built for the city's 89,188 housing units is 1973 by the 2020-2024 American Community Survey of the Census Bureau, against 1963 for Potter County and 1986 for Randall County. Adding the decade rows of table B25034, we count 53,821 of the city's units, about 60.3 percent, built before 1980, and the 1950s row, 15,183 units, is the largest of any decade. By the same arithmetic on the Census counts, detached single-family houses are 70.0 percent of all units, and 58.0 percent of households keep two or more vehicles. An older slab has had years to soak up oil, sealer and paint, and Sherwin-Williams names "Concrete floors with sealers or hardeners" and "Previously coated floors" among floors needing special preparation. The Amarillo numbers page holds the full tables.
Cold sets the working calendar. At the Amarillo airport, NOAA's 1991-2020 normals count 107.9 days in an average year with a low at or under 32 degrees F; of those, 26.7 come in January and 26.3 in December. Freeze dates differ by source: NOAA's NCEI normals for 1991-2020 put the median last spring freeze on April 13 and the median first fall freeze on October 27; the National Weather Service's Amarillo records page prints "Average date of last 32 degrees in spring: April 18" and "Average date of first 32 degrees in autumn: October 20"; and its freeze study of the 1892-2025 record finds half of the last spring freezes came on or before April 15. These are outdoor air readings, not slab readings. Beside them, the ArmorSeal 1000 HS sheet's minimum recoat time stretches from 8 hours at 77 degrees F to 24 hours at 50 degrees F.
Heat, dew point and wind are next. NOAA's normals give the airport 72.4 days a year at or above 90 degrees F, and heat shortens pot life, the working time of mixed material: at 120 degrees F the ArmorSeal 1000 HS sheet allows 2 hours, half the 4 hours it lists at 77 degrees F. NOAA's hourly normals show why dawn matters: on July 15 the normal 06:00 air temperature is 67.8 degrees F and the dew point 58.9 degrees F, an 8.9 degrees F gap by our subtraction, against a 34.2 degrees F gap at 15:00, and Sika's prep guide says "the substrate temperature must be at least 5 degrees F above the dew point". The National Weather Service's 1991-2020 normals put the mean wind speed at 13.6 mph for the year and 15.5 in March. The Panhandle weather guide sets these beside the data sheets.
The ground under most of these slabs is clay that swells and shrinks. The USDA research laboratory at Bushland describes its Pullman clay loam as "a moderately permeable surface soil underlain by a dense, very slowly permeable clay soil", and the NRCS series description puts the subsoil at 35 to 50 percent clay, with cracks 5 mm or more wide reaching 84 cm down. The City of Amarillo posts the "PANHANDLE RESIDENTIAL FOUNDATION MANUAL" (April 2017 edition), which says "Expansive clay is defined as soil having a weighted plasticity index greater than 15" and warns that "Long term exposure to moisture will cause fat clays to act as a sponge." A coating rides on the slab, so slab movement shows: Sherwin-Williams says coating over moving joints "can lead to cracks in the surface."
Inside Amarillo city limits, the Building Safety Department's "Work Exempt" page lists "Painting, papering, tiling, carpeting, cabinets, countertops, and similar finish work." under "Additional Exempt Projects". That list does not mention floor coatings, so if your job is in doubt, ask Building Safety before work starts; the same page sets a $250.00 late fee, plus the permit fee, for a first occurrence of work started without a required permit. The City lists its 2021 Building and Residential Codes, among others, as adopted in October 2023 and effective in January 2024. At the State level, TDLR, the Texas Department of Licensing and Regulation, has no flooring, coating, painting or general contractor program on its list of regulated programs. The City's list stops at its limits: in Canyon, Hereford and the other towns, the town or county office is the one to ask.
The Texas Comptroller's repair and remodeling rules turn on the kind of property, not on the product. The Comptroller's publication 94-116, "Real Property Repair and Remodeling" (footer dated 03/2007), says "Labor to repair, remodel, or restore residential real property is not taxable." and that "the total amount charged for remodeling, repairing, or restoring nonresidential real property is taxable." Its examples of nonresidential property include warehouses, retail shops, restaurants and manufacturing facilities. The Comptroller's city table lists Amarillo, in Potter and in Randall County, at a 2 percent local rate and an 8.25 percent total with the 6.25 percent state rate. Neither the publication nor Rule 3.357 names floor coatings, so the tax line on our written quote says how we treated the job, and the Comptroller or your tax adviser settles any question.
What Does Epoxy Flooring Cost in Amarillo?
Epoxy flooring cost reaches print only as national survey figures; none of the sources we use has a price list for Amarillo or any other Panhandle town, and this page does not invent one. What it does is set the surveys side by side with their dates. Angi's epoxy page, updated in August 2026, gives a band of $2 to $12 per square foot with materials and labor; HomeGuide's, dated February 3, 2026, gives $4 to $10; HomeAdvisor's June 2026 page says "Epoxy flooring costs range between $1,650 and $3,494 on average". Inside those bands, the slab sets the figure: its size, its cracks and old coatings, its moisture reading and the system its use calls for. For your own garage floor epoxy cost, the next step is a free written quote after we measure and test.

Frequently Asked Questions
How much does it cost to epoxy a garage floor in Amarillo?
There is no Amarillo survey, so the answer is national: HomeGuide's garage table, dated February 3, 2026, runs from $1,200 to $3,900 when the garage holds one car, through $1,600 to $5,800 for two, up to $2,300 to $8,600 for three. Angi's August 2026 table gives $750 to $3,000 for one car on 250 square feet and, for two cars on 500 square feet, $1,500 to $6,000. Size, cracks, the moisture reading and the system set where your floor falls in those bands. Every survey row, dated, sits on our cost page.
How long will epoxy last on a floor?
No independent test in the sources we work from puts a number of years on a coated floor; the figures in print come from cost surveys and makers. HomeGuide's epoxy page of February 2026 says "Solid epoxy is durable enough to last 10 to 20 years" and that "water-based epoxy may need a new coat every 3 to 5 years". Stonhard, a resin floor maker, gives no number and lists what wears a floor down: scuffs under heavy traffic, chemical attack, grit and rough brushes. It also says recoating as needed keeps the base system from being worn down.
Is it worth getting your garage floor coated?
It is worth it when the slab is sound and dry enough for the system, and less so when the slab is moving or wet. A coated floor is kept with a broom and a mop: Sherwin-Williams says a poured epoxy floor "typically requires only minimal upkeep, with no waxing." On resale, Angi says an epoxy floor "will not directly increase your home's value", though it can appeal to some buyers. The cheaper route has limits too: HomeGuide's November 2024 painting survey says 1-part epoxy paint may last 1 to 2 years. The visit tells you which group your slab falls in.
Can you coat a garage floor in an Amarillo winter?
Yes, when the chemistry suits the temperature. Citadel's chart of application ranges gives epoxy "> 50 degrees F", a polyurea base coat "30 degrees F - 140 degrees F" and a polyaspartic grout coat "0 degrees F - 90 degrees F+", so epoxy needs the warmest floor of the three, and Laticrete says polyaspartics "may be applied in extremely low temperatures below 0 degrees Centigrade". Cold also slows the cure: ArmorSeal 1000 HS needs 48 hours before foot traffic at 50 degrees F, against 24 hours at 77 degrees F. On cold days we keep the coats inside the sheet's window or use a cold-tolerant polyaspartic.
Does Amarillo's wind and dust hurt a new coating?
Dust and grit can: dust is a contaminant on coating day, and grit wears the finish down afterward. The National Weather Service's 22-year wind study says "April is our windiest month, while August is the calmest" and "But it's windy in Amarillo all year." Sika's prep guide asks for a "contaminant-free" surface before coating. For the years after, Stonhard writes that floors last longer when "dirt, sand, and other particles will not be worn over the surface", and Laticrete notes that "The use of properly placed walk-off mats, inside and outside, will help increase the life of the floor."
Can a coating cover up the cracks in an older Amarillo slab?
Not every crack: a coating follows the slab, so a crack that still moves can come back through it. ICRI calls a crack that is still moving "active" and one not likely to move again "dormant". Before the primer goes down we repair cracks, holes and scaled spots, and we point out the ones that will still read through. Where a joint moves, Sherwin-Williams' joint guidelines have it sawn open again through the finished system, a step the maker calls honoring the joint. A thin coat may not hide a repair: Westcoat warns that "Thinly applied coatings may not hide epoxy patches, rough concrete or shotblast tracks," and Concrete Decor notes that with polyaspartics "Flaws or obvious repairs in the underlying floors will be reflected."
How soon can I drive my truck on a new garage floor?
The answer turns on the product and the weather, and we give you the time for your floor in writing. For one epoxy, ArmorSeal 1000 HS, the data sheet's heavy-traffic row reads 4-5 days at 50 degrees F, 48-72 hours at 77 degrees F and 24-36 hours at 120 degrees F. Laticrete's polyaspartic chip guideline keeps the floor out of service for 24 hours, and HomeGuide's survey wording for epoxy is 2 to 7 days before driving. NOAA puts the airport's normal low at 33.5 degrees F in November and 62.4 degrees F in June, so the season changes the date. Euclid Chemical adds that hot tires leach plasticizer, the cause of tire marking.
Do you coat shop and barn floors?
Yes. A shop floor takes more load, oil and fuel than a car garage, so we choose the system and its thickness for that use. ICRI 310.2R sorts floor materials by thickness, from thin films of 4 to 10 mils (each mil is one-thousandth of an inch) to high-build coatings of 10 to 40 mils and self-leveling toppings from 50 mils, and Sherwin-Williams says the profile for coatings, slurries and broadcast systems "should be not less than 20% of the thickness of the system." The USDA's 2022 Census of Agriculture counts 843 farms in Randall County and 243 in Potter County. See shop and barn floor systems.
Do I need a City of Amarillo permit to coat a garage floor?
The City's exempt list does not name floor coatings, so ask Building Safety if you are unsure. Its "Work Exempt" page lists "Painting, papering, tiling, carpeting, cabinets, countertops, and similar finish work." under additional exempt projects, and it warns that "Exemptions from permit requirements of this code shall not be deemed to grant authorization for any work to be done" in violation of the code or other ordinances. Whether a coating counts as similar finish work is the City's call. Outside city limits the list does not apply; in Canyon, Hereford and the other towns, ask the town or county office.
What should I do before you come to measure and test?
Clear enough of the floor for us to reach the cracks, the joints and the middle of the slab, and tell us about any sealer, paint, kit coating or oil treatment it has had, since Sherwin-Williams lists sealed and previously coated floors among those needing special preparation. If we set a plastic sheet test under ASTM D4263, KTA-Tator describes the sheet staying taped down for a minimum of 16 hours, so leave that spot alone overnight. Note any place water stands after rain and when you need the floor back. To book, use the contact form.
